The Urban Land Conservancy (ULC) is in the process of redeveloping this 115 year old, former Denver Tramway Company transportation and maintenance facility. Located in northeast Denver at 35th Avenue and Franklin Street, the Phillips Center occupies a full city block and houses, A Brand New Start, an online charter school; cityWILD, a nonprofit providing at-risk youth with wilderness experiences and leadership education; Early Excellence at Wyatt LLC, an early childhood education program governed by the Wyatt-Edison Charter Board and funded by The Piton Foundation and other public funding sources serving children ages one to five; and Focus Points Family Resource Center, a nonprofit providing young, low-income immigrant families with family-literacy programming.

It is envisioned that the redevelopment will include a mixed-income residential community with supportive services; office space for nonprofits, including the existing residents; retail space for startup local businesses; and, possibly, a gymnasium to serve the Phillips Center, Wyatt-Edison Charter School, and the neighboring community. Where possible, these improvements will be made using green building technology. Fundamental to its redevelopment, the ULC will own the land in perpetuity to ensure the Phillips Center’s continued benefit to the community.
