SUMMARY
The Director of Property Operations leads the operational and financial performance of Urban Land Conservancy’s (ULC) diverse real estate portfolio, ensuring alignment with ULC’s mission and maximizing positive impact in the community. This role provides strategic leadership and management to both the facilities and property management teams, ensuring alignment with ULC’s mission and maximizing the value of ULC’s assets. The Director fosters a collaborative environment, promotes sustainable practices, and champions a commitment to diversity, equity, and inclusion in all aspects of property operations.
DUTIES & RESPONSIBILITIES
This role oversees the daily operations of ULC’s properties, including facilities management and property management, while ensuring alignment with ULC’s mission and maximizing asset value.. The wide range of duties includes:
Strategic Leadership & Portfolio Management
- Develop and implement a comprehensive property operations strategy that aligns with ULC’s mission, values, and strategic goals.
- Oversee the operational and financial performance of ULC’s entire real estate portfolio, including commercial, residential, and community spaces.
- Conduct regular portfolio reviews, analyzing financial performance, identifying areas for improvement, and recommending strategies to maximize asset value.
- Collaborate with the Real Estate team on acquisitions and dispositions, providing insights on property operations and due diligence.
- Stay abreast of industry trends, best practices, and emerging technologies in property management and sustainability.
Facilities Management
- Oversee the Facilities & Sustainability Manager and facilities team, providing guidance and support in the maintenance, repair, and capital improvements of ULC’s properties.
- Ensure the implementation of preventative maintenance programs and adherence to safety protocols across all facilities.
- Champion sustainable practices in facilities management, promoting energy efficiency, renewable energy, waste reduction, and water conservation initiatives.
Property Management
- Oversee the property management team, providing guidance and support in the day-to-day management of ULC’s properties.
- Develop and implement leasing strategies that align with ULC’s mission and ensure tenant satisfaction.
- Oversee tenant relations, lease administration, rent collection, and financial reporting for all properties.
- Ensure compliance with all applicable laws, regulations, and community rules.
Financial Management
- Oversee the development and management of property operating budgets, ensuring cost-effective operations and financial sustainability.
- Analyze financial performance, identify cost-saving opportunities, and implement strategies to optimize revenue generation.
- Oversee the preparation of regular financial reports for leadership and the Board of Directors.
Collaboration & Team Leadership
- Foster a collaborative, inclusive work environment driven by ULC’s values of environmental sustainability, anti-racism, diversity, equity, and inclusion.
- Provide leadership, mentorship, and professional development opportunities for the facilities and property management teams.
- Collaborate effectively with other departments, including Real Estate, Finance, and Programs, to ensure alignment and achieve organizational goals.

A successful candidate will demonstrate competency in the following through education, work history, or life experience:
- Property Management Expertise: Deep understanding of property management principles, practices, and regulations for commercial and multi-family residential properties, including lease administration, tenant relations, and financial reporting.
- Facilities Management Knowledge: Solid understanding of facilities management principles, preventative maintenance programs, and building systems.
- Financial Acumen: Strong financial management skills, including budgeting, financial analysis, and reporting.
- Digital Proficiency: Advanced ability to leverage essential software platforms, including Microsoft Office Suite, Google Suite, and Yardi Voyager or other property management software.
- Strategic Leadership: Demonstrated ability to develop and implement strategic plans, provide direction, and achieve organizational goals.
- Sustainability Commitment: Knowledge of sustainable building practices, energy efficiency strategies, and renewable energy technologies.
- Communication & Collaboration: Excellent written and verbal communication skills. Demonstrated ability to collaborate effectively with internal and external stakeholders.

PHYSICAL DEMANDS

- Travel: Frequent travel between properties within the Denver Metro area is required. Must maintain a valid driver’s license and be insurable.

- Primarily office setting: The majority of work is performed in a typical office environment.
- Occasional site visits: Regular travel to properties within the Denver Metro area is required, involving exposure to various indoor and outdoor environments, including:
- Building interiors (offices, common areas, mechanical rooms)
- Construction sites
- Outdoor areas (parking lots, grounds)
- Potential hazards: May occasionally encounter moving mechanical parts, electrical hazards, heights, and potentially hazardous materials during site visits. Appropriate safety precautions and training will be provided.
- Noise levels: Noise levels can vary from quiet office environments to moderate noise levels during site visits or construction activities.
QUALIFICATIONS
A combination of education and experience demonstrating the required knowledge, skills, and abilities may be considered. REQUIRED:
- Education: High school diploma or equivalent (GED).
- Experience:
- Five (5) years of progressive experience in commercial property management, with at least three (3) in a managerial or supervisory role.
- Demonstrated experience in managing a diverse portfolio of commercial and/or multifamily properties.
- Experience in financial analysis, budgeting, and reporting for real estate assets.
- Other: Valid driver’s license and ability to be insured under ULC’s auto insurance policy, ability to satisfactorily pass a criminal background check.
PREFERRED (in addition to above):
- Education: Bachelor’s degree in a related field (e.g., Real Estate, Property Management, Business Administration).
- Certifications: Certified Property Manager (CPM), Certified Commercial Investment Member (CCIM), Building Operator Certification (BOC), etc.
- Experience:
- Eight (8) years of progressive experience in commercial property management, with at least five (5) in a managerial or supervisory role.
- Experience working with non-profit organizations or in community development settings.
COMPENSATION AND BENEFITS
ULC offers a competitive compensation and benefits package designed to attract and retain talented professionals.
- Salary: The salary range for this position is $110,000 – $125,000 per year, commensurate with experience, qualifications, and demonstrated skills.
- Work Schedule: This is a full-time, 37.5-hour per week position with options for flexible or alternative work schedules, subject to operational needs and management approval.
- Pay Frequency: Employees are paid bi-weekly.
