SUMMARY
The Facilities Manager manages ULC’s portfolio of over 500,000 SF across 13 Denver Metro buildings. The Facilities Manager supports Urban Land Conservancy’s (ULC) mission by managing property assets to provide maximum benefit to the environment, community, nonprofits, and under-served populations.
DUTIES & RESPONSIBILITIES
While the Facilities Manager independently manages a facilities portfolio and team, this role requires close collaboration with the Assets team and other departments. The wide range of duties includes:
Facilities Operations
- Lead, direct, and supervise the facilities team, including maintenance technician(s) and/or subcontractors, ensuring timely completion of work, adherence to safety protocols, and performance evaluations.
- Ensure building systems are maintained in optimal condition, operating effectively and free from life/safety concerns, proactively addressing potential issues.
- Establish a comprehensive preventive maintenance program to minimize downtime and extend the life expectancy of building systems.
- Manage all aspects of vendor and contractor relationships, including procurement, contract negotiation, performance monitoring, and compliance.
- Develop and manage annual operating budgets for facilities maintenance, tracking expenses, analyzing variances, and implementing cost-control measures.
- Monitor and manage building utility usage, identify, and implement cost-saving opportunities.
- Ensure compliance with all applicable building codes, safety regulations (OSHA), and environmental regulations.
- Implement sustainable practices in facilities management, including energy efficiency, waste reduction, and water conservation initiatives. Maximize energy efficiency and renewable energy implementation across the portfolio to reduce ULC’s carbon footprint. Work to meet or exceed state/local efficiency requirements.
- Oversee the work order management system (Yardi Facility Manager), ensuring accurate data entry, timely response to requests, and efficient tracking.
- Provide on-call coverage in a rotation with other team members to respond to after-hours emergencies.
Capital Projects Management
- Manage all capital improvement projects, including tenant improvements, from needs assessment and scope development through construction oversight, budget management, and project closeout. This includes evaluating and implementing renewable energy projects (e.g., solar, geothermal) and pursuing funding opportunities.
- Develop and manage project budgets for capital improvement projects, prioritizing projects with strong environmental and financial returns.
- Collaborate with internal and external stakeholders, including property management, finance, and city/state sustainability offices, to ensure successful project execution, from planning and implementation to securing funding and maximizing incentives.
- Conduct regular site visits to monitor construction progress, address any issues, ensure quality control, and verify adherence to sustainability goals.
- Manage project closeouts, including punch list completion, final inspections, documentation, and measurement and verification (M&V) of energy savings.
Collaboration and Reporting
- Collaborate with property managers to identify maintenance needs, support tenant improvements, and ensure tenant satisfaction.
- Coordinate with external stakeholders, including third-party contractors, as needed.
- Support due diligence on potential new ULC acquisitions by providing technical expertise and preliminary building condition assessments.
- Manage financial administrative tasks, including coding invoices.
- Contribute to the annual property budgeting process.
- Assist in preparing periodic performance reports for leadership and/or the board of directors.
- Provide support to other team members and contribute to a positive team environment.
KNOWLEDGE, SKILLS, ABILITIES, & VALUES (KSAVs)
A successful candidate will demonstrate competency in the following through education, work history, or life experience:
- Commercial Building Systems Expertise: Deep understanding of various commercial building types and their operational systems (HVAC, electrical, plumbing, fire suppression, life safety, building automation).
- Preventative Maintenance: Proficiency in establishing and overseeing preventative maintenance programs, including managing schedules, coordinating with subcontractors, and ensuring timely and effective completion of all planned maintenance activities.
- Capital Project Management: Solid understanding of capital project management principles. Experience managing tenant improvement projects is highly desirable.
- Sustainability and Energy Efficiency: Knowledge of sustainable building practices, energy efficiency strategies, and renewable energy technologies. Familiarity with relevant certifications (e.g., LEED, Energy Star) and incentive programs is preferred.
- Vendor and Contract Management: Proficiency in procuring, negotiating, and managing contracts.
- Compliance and Regulatory Knowledge: Knowledge of relevant building codes, safety regulations (OSHA), environmental regulations, and accessibility standards (ADA).
- Digital Proficiency: Advanced ability to leverage essential software platforms, including Microsoft Office Suite, Google Suite, Yardi Facility Manager (or similar CMMS).
- Communication and Collaboration: Excellent written and verbal communication skills. Demonstrated ability to collaborate effectively.
- Problem-solving and Adaptability: Advanced ability to analyze complex situations and develop solutions. Demonstrated ability to be flexible and adaptable.

- Noise levels: Noise levels can vary from quiet office environments to moderate noise levels in mechanical rooms or during construction activities.
- Travel: Frequent travel between properties within the Denver Metro area is required.
- On-call availability: Required to participate in an on-call rotation for after-hours emergencies.
QUALIFICATIONS
A combination of education and experience demonstrating the required knowledge, skills, and abilities may be considered. REQUIRED:
- Education: High school diploma or equivalent (GED).
- Experience: Three (3) years of direct experience as a facility manager or Six (6) years of experience as a maintenance technician in a commercial or industrial setting.
- Other: Valid driver’s license and ability to be insured under ULC’s auto insurance policy, ability to satisfactorily pass a criminal background check.
PREFERRED (in addition to above):
- Education: Associate’s or Bachelor’s degree in a related field (e.g., Facilities Management, Construction Management, Engineering, Business Administration).
- Certifications: Certified Facility Manager, Building Operator Certification, LEED AP, or similar.
- Experience:
- Four (4) or more years of experience in facilities management, preferably in a multi-property environment
- Experience managing capital improvement and/or tenant improvement projects.
- Experience with sustainable building practices and energy efficiency initiatives.
- Experience with Yardi Facility Manager or a similar Computerized Maintenance Management System (CMMS).
- Experience working with non-profit organizations or in community development settings.
COMPENSATION AND BENEFITS
ULC offers a competitive compensation and benefits package designed to attract and retain talented professionals.
- Salary: The salary range for this position is $65,000 – $95,000 per year, commensurate with experience, qualifications, and demonstrated skills.
- Work Schedule: This is a full-time, 37.5-hour per week position with options for flexible or alternative work schedules, subject to operational needs and management approval.
- Pay Frequency: Employees are paid bi-weekly.
